GOLDEN VISA PROGRAMME

The Greece Golden Visa is granted by the Immigration and Social Integration Code, 2014 which has introduced provisions to facilitate the stay of non-EU nationals in Greece. By this law, residence permits could be granted to third-country nationals and their family members who proceed to purchase property in Greece valued at a minimum of 250,000 euro.

According to the above-mentioned law, third country nationals that want to invest in Greek real estate(s), either personally or through a legal entity whose shares are wholly owned by them, have the following options:

  • Purchase Greek property at a minimum value of 250,000 euro.
  • Timeshare agreement – signed for 10 years with the minimum value of the lease amounting to 250,000 euro.
  • Investment in a plot of land – the cumulative value of the land purchase and the contract with the construction company must be at least 250,000 euro.

The aforementioned residence permit will be permanent and will be renewed every five years, if the property remains unchanged in its legal ownership status as described above and the contracts of ownership remain in effect.

The minimum value of the property and the contract price of the time-share leases and the leases for hotel accommodations or tourist furnished accommodations (houses) in tourist accommodation complexes, according to this Article, shall be two hundred fifty thousand (250,000) Euro

The aforementioned third-country citizen (property owner) may be accompanied by the members of his/her family. Upon their own request, family members may be granted a personal residence permit that is renewed and/or expires concurrently with the residence permit of the sponsor (property owner).

The following family members can get the residence permit:

  • Sponsor’s spouse
  • Sponsor’s children (up to 21 years)
  • Sponsor’s children between 21 and 24 years (obtaining a different type of residence permit   called “independent residence permit”)
  • Sponsor’s parents
  • Spouse’s parents
